How to Make Sure You Have the Perfect Home Inspection
Whenever you get a new house, you need to make sure that it is in a perfect condition, without hidden problems. It’s also important that you need to understand what is going on when a home inspection takes place.
We have gathered something that you need to do when you have called for a home inspection, to make sure that everything goes perfect.
Inspect your new construction
It won’t matter if you buy a new house, because this needs to be inspected too. It also doesn’t matter if you believe that the builders of the house have taken all the accreditations needed, because sometimes there can be hidden problems, due to different reasons.
Inspecting the new construction with an authorized home inspector will give you the peace of mind that you deserve, that your acquisition is worth the money. There can appear different problems, like missing pieces in the structure or the house might sink in the land due to a bad construction.
Don’t Go For the Cheapest
We know that this can be costly sometimes, but it’s easier to prevent than to later repair. Choosing a cheap inspector will also give you a cheap inspection. Sometimes or better said, most of the times, the price will reflect the quality of the work they are doing.
A cheap home inspector might offer you a surface check, meaning the inspector will not tell you all or he will do the inspection without the proper care that needs to be done. Think about that this is a long time investment, and if you have a proper and thorough home inspection, you will save a lot of money, because you want to pay for a quality house, not for a badly constructed one.
Go With the Inspector
Don’t let the home inspector go alone while doing the check up. Go with him or with her and ask questions along the way. You will get the written report in the end, but it will be much clearer what was written there if you go along with him.
It won’t take up a lot of time and this way you will understand better why the inspector writes something on the paper that you will receive. In addition, you will learn something from this “trip” and you will know what to look for in another house, if the chosen one has too many problems.
Respect the Recommendations
Sometimes, homeowners don’t take it too well on what the home inspector says. You must understand that the home inspector is a qualified person that does his job properly. If the home inspector recommends something, or says that he has found something wrong, it’s better to follow the advice.
For example, if the home inspector finds out that the water heater is badly functioning, you might want to take up on the recommendation and ask the homeowner to repair it or change it. If you choose to do this for yourself, after you have closed the deal, think about the price and if it is worth it. You might want to reconsider and follow the recommendations.
Expect Too Much
Don’t make higher expectations than the reality. The home inspectors will be able to give you a clear analysis on the house state, but they cannot predict what will happen in the future with one item or another. What you can do, though, is to follow the given recommendations and see what you can do about them.
Home inspectors are specially trained and their knowledge will tell you how much an item can last – for example, the HVAC system can last for 10 years, but that is only the usual estimation, based on the evaluation of the producer. If the items are older than their “expiration date” or they are pretty close, think about replacing them.
